Architectural Design & Urban Planning
Once a project site is identified and ZTA + LD Inc. is brought on-board, retained. The company is initially involved in the preparation of proformas, feasibility studies and cost-benefit studies to create, define and confirm, that the project parameters, as established by the development objectives, (i.e. highest and best use analysis), is realistically achievable. These objectives, once confirmed, are translated into a management framework, or plan for implementation. This is an example of part of the Planning process; the identification of a methodology, for implementation of a step by step process to a pre-defined goal or solution. Programming is the determination of specific variables, and analysis of the relationship between each variable. These variables can be phases of smaller processes, that interrelate to complete a task or reach a desired conclusion. For example, in a business or organization this can be represented by departments or sectors and their requirements must be translated in physically defined or architectural spaces. The operation of each sector must be analyzed for efficiency, prior to developing a plan of interdependencies, that illustrate grouping patterns for the organization of the physical spaces(s).

Design is the synthesis of the initial Research, Concept Development, Planning, Programming, Budgeting, and Systems Integration Process. Throughout the schematic design phase, the information gathered during research is redefined into plans, elevations, details, and specifications, etc.
ZTA + LD’s emphasis is on quality and sensitivity to the client’s criteria and end-user/market demand. This is accomplished by coordinating design elements, within pre-defined parameters (i.e. client criteria, environmental concerns, budgets, cost constraints, and schedules, etc.) The criteria, objectives, and preliminary conclusions, are re-analyzed and illustrations prepared to demonstrate how best to accomplish the market, end-users, and client’s goals. The conclusions are illustrated and represented in the Schematic Design Phase.

Project & Building Systems Analysis
Budgeting includes the preparation of budgets and schedules, which are developed to synthesize and implement the plan, by overlaying and analyzing cost and time constraints, relative to the organizational structure or development/business plan. A key component of the evaluation is Systems Integration or the efficient analysis and coordination of specific systems and processes, to simplify and expedite the opportunity to obtain the solution within the required cost (budget), and time frame.
